Availability, Occupancy, Rservations, Arrival and Departure, Cleaning, Dog Policy,Smoking, Damages, Vehicle and Personal Property, holdiay Protection, Insurance, Restriction on Rental, Adverse Weather Conditions, Cancellation

Each booking is made in good faith with the belief that the cottage will be available to the tenant on date stated. If for any reason due to circumstances out with our control, the cottage is not available, we are unable to guarantee provision of alternative accommodation. In the event of this happening the deposit and full balance will be refunded in full. The tenant will have no further claim against the proprietor. To improve the facilities within the cottages the proprietors reserve the right to alter or amend the facilities made available at Harris Self Catering/Kilda House.

The occupancy of your property should not extend beyond the number stated in the booking form. Maximum of 7 people for Kilda House.

Making a Reservation
Contact us to check availability of dates and properties.
Upon on booking we require a deposit of £ 300, payable via bank transfer or cheque.
Balance of payment is due 8 weeks prior to arrival date.
Telephone bookings will be held for 2 days pending receipt of deposit and booking form. Failing which after 2 days, the provisional booking will be cancelled. On receipt of deposit, the booking will be confirmed. Bookings within 8 weeks of arrival date are payable in full. Bookings made within 14 days of arrival should be paid in full by internet banking transfer.

Arrivals & Departures
Your house will be ready for you by 4pm, and the property must be vacated by 10am on day of departure. Please make your way to 13 Northton on arrival, where you will be welcomed and taken to Kilda House. Please would you be so kind to email your estimated time of arrival for the keys to collect.

The property should be left clean and tidy on departure and any damages must be reported prior to departure. Property left in a dirty or inappropriate manner may result in an additional cleaning surcharge.

Pets allowed on premises on request only. Dog Policy applies: £ 40 per dog. 

No smoking on premises.

All damages and losses will be charged in full.

Vehicles/Personal Property
As well as cancellation and curtailment insurance, clients are recommended to take out holiday insurance to cover loss or damage to personal effects. Vehicles, accessories and contents are left at their owners risk. The proprietors will not be responsible for any loss or damage or any injury to persons not caused through the fault of the proprietor.

Holiday Protection
To minimize the cost and inconvenience of cancelled bookings we would strongly advise you to take out holiday insurance. You may have to forfeit the full cost of your holiday in certain circumstances.

Restriction on Rental
We reserve the right to remove person or persons from the property due to unreasonable behaviour, damage to the property or exceeding the stated occupancy. In this case refund will be at the discretion of the owners.

Adverse Travel Conditions
Where there are ferry/plane disruptions due to bad weather conditions or any form of industrial action, we cannot be held responsible for non-arrival at the cottages and no refunds will be given.

If you require to cancel a reservation for any reason we must be notified by telephone/email immediately and cancellation must be confirmed by email within 2 days. In the event of a cancellation we will make every effort to re-let the house. When we relet the house,  you will be reimbursed .However we strongly advise that you take out insurance cover to prevent the following additional costs. If we are unable to relet, cancellation costs will be incurred as follows:
More than 8 weeks before booking commences your deposit will be forfeited
Less than 8 weeks you will be liable to pay the full cost of rental (i.e. deposit & full balance)
